It is highly recommended and sometimes required as part of the conditions of sale. You need to gather as much information you can regarding the condition of the building. It may cost a lot of additional cash to rectify structural damage that otherwise would not be identified.
As for the building Inspection, Timber Pests and Termites can be difficult to detect but you need to give yourself the best chance of ruling the out the cost of major repairs due to damaged caused (and probably unknown to the seller) by Termites. The Building Inspection for a 4 Bedroom House with Bathroom and ensuite will take between 2 and 3 hours. The Pest Inspection will take between 1 and 2 hours depending on the complexities of the site. Although you are very welcome to attend, the Inspector will be very busy and would prefer to provide a briefing at the end of the Inspection. Your time is valuable and considering how long a thorough Inspection takes, you may choose to have us call you when we are finished and discuss any issues that may have been discovered. We will give you a verbal report on completion of the inspection and you will receive the report with photos within 24- 48 hours. You will receive the report via email to your nominated email address. If the property has a pool it is strongly recommended that you have a professional inspection carried out. You will find out if the pool fence and the other components require additional cost to bring all components up to local laws and regulations and prevent injury or death. If you want to know if the air-conditioning will work or if you will need to replace the stove and oven, it is recommended that you engage an electrician to confirm that all electrical appliances and installations meet local laws and regulations.
